Conjunto Residencial de la Villa Olímpica Cercado de Lima

Abstract

El presente proyecto de regeneración urbana “Conjunto Residencial de la Villa Olímpica” se integra al proyecto urbano de la Municipalidad Metropolitana de Lima, Vía Parque Rímac, el cual pretende la modernización de la gestión del tráfico a través de una gran infraestructura vial que conecta 11 distritos de Lima, siendo uno de ellos el distrito de Cercado de Lima, el cual es la ubicación del presente proyecto. También el conjunto residencial se beneficiaba en sus inicios del Proyecto Río Verde, el cual fue cancelado en el 2015 por el actual alcalde de Lima, Luis Castañeda Lossio. Este “Conjunto Residencial de la Villa Olímpica” de alta densidad y orientada al sector socioeconómico C, se encuentra delimitado por la Av. Morales Duárez, el Puente Santa María, los viaductos N° 3, 4 y 5 del Proyecto Vía Parque Rímac (PVPR) y el Gran Parque Panamericano (propuesta). Se organiza mediante 24 bloques de vivienda: A, B, C, D, E, F, G, H, I, J, K, L, M, N, O, P, Q, R, S, T, U, V, W, X, de estos bloques mencionados solo 08 bloques cuentan con comercio en sus 02 primeros niveles (Bloques: A, H, I, J, K, L, M, N) donde el menor de ellos tiene 08 niveles y el mayor consta de 24 niveles, cada uno con acceso desde una escalera y dos ascensores. Se vio conveniente desarrollar a detalle el área comprendida por 02 bloques de viviendas y comercio en sus dos primeros niveles (Bloques: K, L) vivienda en el resto, y 04 bloques de viviendas (Bloques: U, V, W, X), donde el menor de ellos tiene 12 niveles y el mayor consta de 20 niveles. También se ha desarrollado el área de terrazas comunes en los últimos niveles de cada bloque, así como también plazas públicas en el interior del conjunto, los cuales impactarán positivamente en la población ya que fomentarán actividades múltiples que consolidarán la identidad de la zona y las organizarán físicamente.

The present urban regeneration Project “Olympic Village Residential” is integrated to the urban project of the Metropolitan Municipality of Lima, Vía Rímac Park, which aims to modernize the management of traffic through a great road infrastructure that connects 11 districts of Lima, one of them is the district of Cercado de Lima that is the location of the project. The residential has also benefited in its beginnings of the Green River Project which was canceled in 2015 by who was the mayor Luis Castañeda Lossio. This “Olympic Village Residential” has a high population density and is oriented towards C socio-economic field. This area is bounded by the following points: Morales Duárez Av., Saint Mary Bridge, Viaduct N° 3, 4 y 5 of the project Via Rímac Park (PVPR)and Great Panamerican Park (proposal). It is organized in 24 residential blocks: A, B, C, D, E, F, G, H, I, J, K, L ,M, N, O, P, Q, R,S, T, U, V, W, X, of these 08 blocks only 02 have trade area in the first 02 levels( Blocks: A, H, I, J, K, L, M, N) where the least of these blocks has only 08 levels and the higher has 24 levels, each of them has access to a staircase and two elevators. It was thought convenient to develop in detail the 02 blocks housing and commerce areas in its two first levels (Blocks: K, L) and housing in the rest, and 04 housing blocks (Blocks: U, V, W, X) where the least of these blocks has 12 levels and the higher has 20 levels. The last levels of each block has also an area of common terraces, as well as public squares within each complex, which will have a positive impact in the population, as it will encourage multiple activities that will consolidate the identity of the area and organize them physically.
