Conjunto residencial con Strip Center en el Cercado de Lima

Abstract

El proyecto Conjunto Residencial con Strip Center, se sitúa en el lado oeste del distrito de Cercado de lima. En una zona carente de infraestructura y espacios públicos, que mantiene una zonificación de industria liviana pero que en sus calles aledañas se encuentra viviendas unifamiliares y continuando con el recorrido se comienza a densificarse priorizando la vivienda colectiva hacia las avenidas principales. El objetivo de este estudio es plantear un proyecto de usos mixtos respondiendo al análisis social, económico y sostenible adecuándose al espacio público inmediato mejorando la calidad de vida para las personas que lo habiten, así como promover áreas verdes que hacen falta dentro de la ciudad de Lima. Es así que la zona de estudio propicio un cambio de zonificación que mejore las características urbanas que se viene dando Se identifico un porcentaje favorable como futuros compradores y arrendatarios de hogares dispuestos a adquirir una vivienda, además este porcentaje podrá ser mayor si se atrae a futuros compradores de distritos aledaños, mejorando las características y funciones de las viviendas colectivas dotándola de infraestructura y volviéndola más apta para vivir con espacios públicos y áreas verdes accesible para las personas y sus visitantes.

The Residential Complex with Strip Center project is located on the west side of the Cercado district of Lima. In an area lacking infrastructure and public spaces, which maintains a light industry zoning but in its surrounding streets there are single-family homes and continuing along the route it begins to become denser, prioritizing collective housing towards the main avenues. The objective of this study is to propose a mixed-use project responding to the social, economic and sustainable analysis, adapting to the immediate public space, improving the quality of life for the people who live there, as well as promoting green areas that are needed within the city of Lima. Thus, the study area has promoted a zoning change that improves the urban characteristics that are taking place. A favorable percentage was identified as future buyers and tenants of homes willing to purchase a home, and this percentage could be higher if future buyers from neighboring districts are attracted, improving the characteristics and functions of collective housing by providing it with infrastructure and making it more suitable for living with public spaces and green areas accessible to people and their visitors.
