Abstract

El proyecto arquitectónico nace como parte de una propuesta urbana donde la principal meta es conservar el último gran espacio verde que tiene la ciudad de lea a esta margen del río del mismo nombre. La zona en intervención comprende grandes áreas agrícolas que rodean la duna Saraja, esta duna es la más importante física y culturalmente dentro de la ciudad En la actualidad toda esta zona agrícola está siendo paulatinamente invadida y urbanizada, a tal grado que el plan urbano de la ciudad contempla la eliminación de estas áreas verdes para convertirlas en parte de la trama urbana, felizmente, hasta la fecha - abril del 2012 - este plan urbano aún no es ejecutado, pero no podemos esperar a que sea demasiado tarde, como arquitectos y urbanistas debemos proponer e intervenir en una ciudad para mejorarla y protegerla de un expansionismo desmesurado que deprede todo espacio verde existente por la demanda del crecimiento de la trama urbana. Para proponer una solución alternativa que proteja los alrededores de la duna es importante convertir este espacio en un área rentable que explote el turismo y aproveche las 80 hectáreas aún existentes de zona agrícola. Sin una alternativa rentable económicamente estos espacios en la ciudad desaparecerán porque serán vistos como enormes extensiones de terreno perdido.

The arquitectural design was created as a part of an urban proposal, where the main goal is to preserve the last green space of the city of lea. Toe area to be discussed, icludes large agricultural areas surronding the Saraja dune. This due is the most important physical and culturally one in the city. At the moment, all this agricultural area is gradually being overrun and urbanized, till the point, that the city's urban plane contemplate the possibility of elimination of these green areas to become part of the urban one. Fortunately, till this date -April 2012- this urban plan hasn't been implemented yet, but we can't wait until is too late. As arquitects and planners, we must propose and participate in a city to improve and protect it from excesive expansionism, which can predate all existing green space. To propose an alternative solution that protects the surrounding dune, is important to transform this space into a profitable area and take advantage of the still existing 80 hectares of agricultural area. Without an economically viable alternative, these spaces in the city will disappear, because they will be seen as huge tracts of lost land. This work propases an altemative solution to protect the dune and the agricultural area around it, by taking advantage of its location as the midpoint between city and countryside. It also wantsto rescue the city tourism potential. Finally, this work pretends to refurbish the main economic activity in the area, the agricultural exportation with the creation of a technology center that can and need to use these green spaces for research and improvement of existing agricultural production.
