Gestión del costo, tiempo y alcance del proyecto Data Center Móvil Modular, utilizando BIM-5D y presupuestos dinámicos

Abstract

La presente investigación tiene como objetivo difundir el enfoque de la metodología propuesta por el Ing. Walter Rodríguez Castillejo y la Ing. Doris Valdez Cáceres, relacionada a la estimación presupuestos, y proponer el uso de herramientas BIM que agilicen los procesos desarrollados en el modelo de los presupuestos dinámicos de forma complementaria. La tesis se encuentra dividida en 7 capítulos los cuáles serán detallados a continuación: El capítulo I: INTRODUCCIÓN, trata de dar una idea general de cuál es el tema que desarrollará la presente tesis, así como también define la metodología de investigación, los objetivos, los antecedentes investigativos y el caso de aplicación donde se analizará la propuesta metodológica. El capítulo II: FUNDAMENTO TEORICO, en este capítulo se define el marco teórico de la metodología de presupuestos dinámicos y la tecnología BIM en el rubro de la construcción. El capítulo III: METODOLOGÍA DE COSTOS Y PRESUPUESTOS DINÁMICOS Y SUS BENEFICIOS EN LA GESTIÓN DEL COSTO, TIEMPO Y ALCANCE, en este apartado se analizan cada uno de los beneficios la metodología presupuestos dinámicos frente al modelo clásico de estimación de costos y presupuestos. El capítulo IV: TECNOLOGÍA BIM-5D Y SUS BENEFICIOS EN LA GESTIÓN DEL COSTO, TIEMPO Y ALCANCE. En este capítulo se analizan cada uno de los beneficios de la Tecnología BIM-5D frente al uso de softwares clásicos de gestión de proyectos. El capítulo V: DISEÑO DE PROPUESTA METODOLÓGICA, en esta sección en base al análisis de los capítulos anteriores se planteará una propuesta metodológica que integre de forma sinérgica la metodología presupuestos dinámicos y la tecnología BIM-5D, con la finalidad de establecer una relación método-herramienta. El capítulo VI: APLICACIÓN DE PROPUESTA METODOLÓGICA EN EL CASO DE ESTUDIO, en este capítulo, se realizará la aplicación de la propuesta planteada en el proyecto: “Data Center Móvil Modular en Ica-Perú”. El capítulo VII: ANÁLISIS Y DISCUSIÓN DE RESULTADOS, en este capítulo se analizará la información resultante como: el modelo BIM-3D y la simulación BIM- 4D/ 5D. Además, se analizará la documentación resultante de los cuales se encuentran los metrados, el reporte de incompatibilidades e interferencias, el plazo obtenido del análisis de los eventos de riesgos, el presupuesto meta vs el presupuesto contractual, el flujo de caja del proyecto y la proyección de ahorro obtenido de aplicar la propuesta realizada al caso de estudio. Finalmente se presentan las conclusiones obtenidas del análisis anteriormente realizado, y se brindan las recomendaciones respectivas para tener presente en futuras investigaciones.

The objetive of this research is to disseminate the approach of the methodology proposed by Walter Rodríguez Castillejo and Doris Valdez Cáceres, related to budget estimation, and to propose the use of BIM tools that streamline the processes developed in the dynamic budget model in a complementary way. The thesis is divided into 7 chapters which will be detailed below: Chapter I: INTRODUCTION, tries to give a general idea of the topic to be developed in this thesis, as well as to define the research methodology, the objectives, the research background and the application case where the methodological proposal will be analyzed. Chapter II: THEORETICAL BACKGROUND, this chapter defines the theoretical framework of the dynamic budgeting methodology and BIM technology in the construction industry. Chapter III: DYNAMIC COSTING AND BUDGETING METHODOLOGY AND ITS BENEFITS IN COST, TIME AND SCOPE MANAGEMENT, this section analyzes each of the benefits of the dynamic budgeting methodology compared to the classic cost and budget estimation model. Chapter IV: BIM-5D TECHNOLOGY AND ITS BENEFITS IN COST, TIME AND SCOPE MANAGEMENT. This chapter analyzes each of the benefits of BIM-5D technology compared to the use of classic project management software. Chapter V: DESIGN OF METHODOLOGICAL PROPOSAL, in this section, based on the analysis of the previous chapters, a methodological proposal that integrates in a synergic way the dynamic budget methodology and the BIM-5D technology will be proposed, with the purpose of establishing a method-tool relationship. Chapter VI: APPLICATION OF THE METHODOLOGICAL PROPOSAL IN THE CASE STUDY, in this chapter, the application of the proposal proposed in the project: "Modular Mobile Data Center in Ica-Perú" will be carried out. Chapter VII: ANALYSIS AND DISCUSSION OF RESULTS, in this chapter the resulting information will be analyzed, such as: the BIM-3D model, the BIM-4D/ 5D simulation. In addition, the resulting documentation will be analyzed, such as the metrics, the report of incompatibilities and interferences, the time frame obtained from the analysis of risk events, the target budget vs. the contractual budget, the cash flow of the project and the savings projection obtained from applying the proposal to the case study. Finally, the conclusions obtained from the above analysis are presented, and the respective recommendations are provided for future research.
